General Terms and Conditions (GTC) for the Tourist Rental of Villas

1. Scope
1.1 These GTC apply to the rental of holiday villas via www.piprojekt.hr by customers (hereinafter referred to as "Tenant").
1.2 By paying the deposit for the reservation of a villa, the Tenant unconditionally accepts these GTC.
2. Conclusion of Contract
2.1 The contracting parties are PI Projekt d.o.o. as the Landlord and the Tenant.
2.2 The reservation is made via www.piprojekt.hr or in writing via e-mail. It is considered confirmed once the deposit of 30% of the total price has been received in the landlord's account. The Tenant will then receive a written reservation confirmation via e-mail.
2.3 The Tenant is required to check the reservation confirmation immediately and report any errors without delay. Subsequent changes cannot be guaranteed.
3. Prices and Payment Terms
3.1 The rental price includes water, gas, electricity, internet, bed linen, towels, kitchen towels, final cleaning (unless otherwise stated), pool and outdoor maintenance, residence registration, tourist tax, and VAT.
3.2 30% of the total price is due at the time of booking as a deposit, with the remaining amount payable no later than 45 days before arrival.
3.3 Payments can be made by credit card (MasterCard, Visa, Maestro, American Express) or bank transfer. For bank transfers, payment is made in EUR. The Tenant bears all applicable bank fees.
4. Cancellation Policy
4.1 Cancellations or changes must be made in writing via e-mail.
4.2 A free cancellation is possible up to 45 days before arrival, minus any transaction fees incurred. After this deadline, the full rental price is payable. No refund will be given in the event of no-show or early departure.
5. The Villa
5.1 Check-in and Check-out
The villa is available from 5:00 PM on the day of arrival and must be vacated by 9:00 AM on the day of departure. A late check-out may incur an additional fee.
5.2 Key Handover
The booking confirmation includes the villa's address and the contact details of the person receiving the Tenant. The key handover will only take place if the rental amount has been paid in full.
5.3 Identification
All guests must present their travel documents upon arrival. This data is used solely for the legally required registration with the national tourism authority (HTZ). If a guest refuses to provide identification, access to the villa may be denied.
5.4 Maximum Number of Guests
The maximum number of guests, including children, may not be exceeded. The number of guests can be adjusted in writing up to seven days before arrival. Visitors are only allowed with prior approval from the property management. If the maximum number of occupants is exceeded, the rental contract may be terminated without a refund.
5.5 Young Tenants
Tenants under 25 years of age must inform PI Projekt d.o.o. or the property management in advance of the number and age of all travelers. A security deposit may be required. If prior notice is not given, rental may be refused without a refund.
5.6 Use of the Accommodation
The Tenant is obligated to treat the villa with care and not to exceed the agreed number of occupants. Pets are only allowed with prior written consent. Smoking indoors is prohibited.
5.7 Damages and Liability
The Tenant is liable for all damages and losses occurring during the rental period. Any damage must be reported immediately. The landlord reserves the right to charge additional cleaning costs if extra effort is required. No liability is assumed for lost or damaged personal belongings. Guests with lowered vehicles or sports cars should check in advance whether access to the villa is suitable.
5.8 House Rules
The Tenant must comply with the house rules. In the event of serious violations, significant noise disturbances, or disregard of a warning by the landlord or property management, the rental contract may be terminated without a refund.
6. Force Majeure
If the rental service cannot be provided due to unforeseen events (e.g., natural disasters, pandemics, official orders), there is no entitlement to compensation. Payments already made will be refunded in accordance with legal regulations.
7. Severability Clause
Should any provision of these GTC be invalid, the validity of the remaining provisions shall remain unaffected.
